Presentation of the historic "Finca" in the northeast of Mallorca, called "POCAFARINA"

1. Situation:

This singular property is located in the northeast of the island of Mallorca (Balearic Islands, Spain), only 40 kms (35 minutes) from the Palma International Airport. The nearest beach is only 9 km away and the town of San Lorenzo is only 2.5 km away.

2. Description of the Property:

Pocafarina is an agricultural and livestock farm, with forests. The total land area is 5.777.243m². The property produces almonds, oranges, carob beans and figs and permanently has a herd of over 1000 indigenous Majorcan sheep all of which produce between €150.000 and €200.000 yearly.

The main buildings cover an area of about 1200m², making a total of over 2000m² constructed area. There is also a villa with about 400m² that was built in the 1980´s but never used. There are other ruins on the property that can be reconstructed.

The property is divided into 2 large sections. The main part, that has a total of 4.395.307m² contains most of the buildings, is on the northern side of the road that connects San Lorenzo and Son Servera. The remaining 1.381.937m² are on the south side of the same road. The 2 sides are connected directly by 5 tunnels for livestock and cars.

The property is completely fenced. All stone walls have been permanently maintained and are in very good condition, as well as the majority of the near 15 km of roads (some paved).

There are 5 wells that can render a total of around 4.000.000 lt. of water a day (165.000 lt. / Hr) 4 of which are legalized (88% of the total production). The remaining well that is not yet legalized, produces only about 12% of this total.

3. Legal definitions of the land:

The property is divided into 3 different classes of land:

a. Natural Area of Special Interest ("ANEI") comprises a total of 263.6 hectares.
b. Rural Landscape Interest Area ("ARIP") comprises 141.3 hectares, and
c. General Rustic Land ("SGR") comprises the remaining 173 hectares.

The law permits or prohibits the construction of one family homes and other buildings on the land according to the classification above. It is theoretically possible to subdivide the SGR land into plots no smaller than 21.000m² each, though in the present political atmosphere, this would be difficult.

Legally, the property could be used to create (using the existing buildings and infrastructure):

b. As private homes
c. Five star hotel
d. Rural hotel
e. Golf Course (though we feel this would not easy to obtain)
