This unique passive house, built in 2022, pursues the goal of sustainability in every aspect, offering both natural surroundings and modern comforts.
From the entrance next to the garage door, located on a quiet street near Pollença's famous Romanesque bridge, a vestibule leads to the ground floor living area and the open-plan kitchen. A glass door opens onto the terrace with a dining area and a traditional wood-burning stove. A lush lemon tree and a small kitchen garden complete the Mediterranean ambiance. The kitchen boasts high-quality materials, such as a marble countertop with integrated PITT cooktops, ample storage space, and premium appliances. A guest WC and access to the basement are also located on this level.
The first floor can be reached via the elevator, which provides convenient access to all levels, or via the gallery-style staircase. This floor features an open-plan living room, a modern fireplace, and windows overlooking the patio. Opposite the living room is the first bedroom with an en-suite bathroom. All bathrooms feature handcrafted tiles by Huguet and offer genuine stone floors, custom-made surfaces, and solid oak vanity units. Built-in wardrobes and other custom-made furniture in the remaining rooms are also entirely handcrafted from oak.
The second floor offers an open-plan living area currently used as a study and library, a bathroom, and a spacious bedroom with panoramic windows overlooking Puig de Maria mountain. A fully equipped laundry room is adjacent. There is the option to convert the house into a finished third bedroom instead of the open-plan study.
A glass door provides access to the staircase leading to the top floor with two terraces and a pool. The terrace flooring is made of extremely durable bamboo panels. From here, there are breathtaking panoramic views over the rooftops of Pollença and the surrounding mountain ranges.
The house's construction, using sustainable materials that promote air circulation and ventilation, is reflected in its rare A-rated energy certificate. Discreetly integrated solar panels, mounted below the roof terrace on the street side, and an electric vehicle charging station in the garage are further examples of the sustainable lifestyle made possible here. The double-glazed windows feature a hybrid construction, with solid wood on the inside and aluminum on the outside, which helps retain heat while adding a touch of elegance. The house also has its own drinking water reservoir. Modern building services are installed in the basement, which also offers ample space for additional uses, such as a hobby room or a kitchenette. The entire house has underfloor heating and integrated air conditioning.
